House Rules of Student Housing Antwerpen

Welcome to Student Housing Antwerp! To ensure a pleasant, safe, and worry-free living experience for everyone, we ask all residents to read this house rules carefully and follow them strictly. You will also find it attached to your rental agreement, and signing it is mandatory if you wish to rent with us.

Peace & Respect

– Between 12:00 AM and 8:00 AM, we ask for quiet in the hallways, common areas, and the neighborhood.
– Always treat fellow residents, staff, and neighbors with respect.

Safety

– Always securely close all access doors.
– It is forbidden to lend your key to others.
– No one may stay overnight in common areas.
– False alarms or misuse of fire safety equipment will incur a €250 fine.

Hygiene & Cleanliness

– Keep your room and the common areas (kitchen, bathroom, stairwell, etc.) clean.
– Ventilate daily. Always keep the ventilation grilles above the windows open.
– Use the extractor hood when cooking and the bathroom fan while showering to prevent mold.
– Clean your shower drain every two weeks (e.g., remove hair).
– Use appliances such as the washing machine or dishwasher correctly and with the appropriate products. Damage caused by incorrect use will be charged.

Waste Management

– Take your waste to the sorting street on the corner (residual waste, PMD, glass, paper). Use your A-card for this.
– Do not leave trash or food scraps in the hallways, kitchen, or your room. This attracts pests.
– In case of violation:
– 1st time: warning by email
– From the 2nd time: €50 fine + any pest control costs

Lock, Keys & Access

– In case of lockout: not an emergency. Cost to open the door: €75.
– Making duplicate keys or replacing locks? Only on request and at the tenant’s expense.
– Ordering new keys? Always in consultation with the landlord.

Energy Consumption & Environment

– Turn off the heating when windows are open or when leaving your room.
– Switch off lights, appliances, and taps when not in use.
– Negligence may result in additional charges.

Visits & Overnight Stays

– Visitors are welcome, but only if you are home.
– Overnight stays are limited to a maximum of 3 nights, unless you obtain prior written permission.
– Any additional costs (water, gas, electricity) are the tenant’s responsibility.
– You are responsible for the behavior of your visitors.

Cleaning & Damage

– Common areas (kitchen, hallway, stairs) must be maintained by the residents themselves.
– Clean the stairs at least twice a month: create a rotation schedule with your housemates.
– The stairs have been recently repainted. No shoes with heels or sharp soles on the stairs. During rainy weather: remove shoes at the entrance.
– Damage that cannot be attributed to a single person will be shared among all tenants of the building or floor.

Internet

– Use only the provided network (UTP & Wi-Fi).
– Installing your own routers or signal boosters is prohibited.
– Internet must not be used for illegal activities.

Check-out

– Upon leaving, strictly follow the check-out procedure: empty your room, leave it clean, and complete the final inventory.
– Any belongings left behind will be removed, and the costs will be charged.

Outdoor Spaces

– No bicycles, scooters, or other vehicles on terraces or in the hallways.
– No barbecues, loud music, or parties without written permission.
